Who should host your property viewings?

When you put your home on the market, for sale, there are many things to take into consideration. One of the biggest decisions is choosing which estate agents you’d like to work with. However once this decision is made, you’ll need to think about viewings. Would you prefer the estate agents you’re working with to host your home viewings, or self-host them? There are advantages and disadvantages to each scenario.

Why should you host your own viewings

One key advantage to hosting viewings of your home when selling is that you know the space the best. You’ll be able to speak about the best attributes of the home and add a personal touch to the viewing. By sharing your personal experiences it could convince potential buyers to put an offer in. You can point out improvements and renovations that you have carried out, as well as details about living in the home others may not know.

On the other hand, there are many reasons why estate agents are better placed to show potential buyers around your home.

Why you should leave home viewings to the estate agents

The biggest advantage of allowing an estate agent host your viewing is simply that they’re the experts! Whilst you are the expert in your property, they are experts at selling homes. They’ll likely know the best features to highlight, and how to market your home effectively. What’s more, potential buyers will view estate agents as impartial parties and may feel more relaxed in their presence. Any queries or qualms buyers have about the property can be assuaged and suggestions given to overcome them. Nullifying concerns at the point of viewing can mean it will not be a factor when deciding to put an offer in or not.

Another advantage of an estate agent hosting viewings is as a bridge over the gap in demographics between the seller and potential buyer. If an older person is selling, but the house would equally suit a younger buyer, the estate agent is better placed to identify features that would be more important to the younger demographic. This doesn’t just include features of the property itself, but the local area too.
